DEFINITION: Buyer Representation

YOU SHOULD ONLY HIRE A BUYER'S AGENT THAT DOES

EXCLUSIVE BUYER REPRESENTATION. ALL OTHER AGENTS REPRESENT SELLERS AND THERE IS A CONFLICT OF INTEREST.

A licensed real estate firm is hired by the Buyer (buyer client) to be their agent/advocate/advisor/representative in the process of searching for real property, contracting to purchase and closing. An agency relationship is created between the buyer client and the broker/agent allowing the agent act on behalf of the buyer in the process. The agent/firm has a fiduciary responsibility to the buyer client to put the buyer's interests first throughout the entire process of purchasing real property.

The traditional approach (buyer customer/unrepresented buyer) to assisting a buyer is when the real estate agent works for the listing office or the seller….NOT THE BUYER. Many buyers think that when they work with an agent they are being represented by that agent, but that is only true when the agent/firm is hired to do so by signing an exclusive buyer agency agreement.
